CCF investigates the installation of the window, window flashing wrap, and house wrap.
CCF investigates foundation drainage systems
CCF crew saw cutting interior slab to investigate compaction and supporting soil under slab
Exterior sheathing and house wrap inspection to bottom sill plate. Sheathing and house wrap found to not be installed per plans resulting in major air leakage at bottom plate. This is a common building envelope issue resulting in higher heating and cooling costs.
CCF’s geotechnical engineer testing soil density at settling walkway and porch. Back fill and compaction around foundation was found to not be per ICC code. Settling and cracking occurred to front porch and sidewalk. This is very problematic in the industry.
CCF investigates installation of panel siding, exterior trim, and house wrap installation
CCF investigates roof storm water runoff underground drainage system
CCF’s geotechnical engineer testing soil density beneath slab utilizing a densometer gauge per ASTM D6938.
Roof inspection of ice & water shield to drip edge inspection at eave. Per ICC code and most all manufacturers of asphalt roofing, ice and water shield must be installed OVER drip edge flashing at ALL eaves. This is a common error found.
Soffit framing and sheathing inspection. Incorrect methods of framing soffits are a common error. Manufacturers installation requirements of building materials today must be followed, no exceptions.
Building Envelope (BE)
The BE relates to the design and construction of the exterior portion of a home. The BE of a home consists of its roof, subfloor (if unconditioned crawl space), exterior doors, windows, and exterior walls. In short, the BE includes all the components that make up the shell or skin of the home; these components separate the exterior or unconditioned space from the interior or conditioned space of the home. The BE must be carefully designed and built with regard to climate, ventilation, and energy consumption within the home as well as being structurally sound and aesthetically pleasing. CCF conducts infrared photography capturing heat loss from BE deficiencies.
As part of the building envelope inspection, CCF investigates the installation of the window, window flashing, and house wrap.
Investigations Conducted as “Owner Representative”
CCF offers acting as an Owner Representative (OR) during the building of a home or structure. The photo below shows the time when CCF was retained as the OR regarding a custom cabin build at Newman Lake, WA. CCF was brought on as a facilitator for clients/homeowners (clients) and contactor to ensure proper building methodologies and ICC codes were followed, as well as working with architects and engineer. CCF conducts weekly inspections and provides reports to clients, as well as bringing to the table code compliance regulations. It is CCF’s opinion that we were able to orchestrate all parties concerned for a positive resolve. Also below is a final build of the cabin and a testimony from clients.
CCF’s initial site inspection at the time when CCF was retained as the OR.
CCF acting as OR assisted with the final build and sign off from the county building department.
“We hired Brian to salvage a failing project, to oversee a contractor who at the framing stage was already performing so poorly that we were getting counsel to terminate. Brian came in as our owner representative to oversee and help manage our project, a vacation home on our dream property. Without Brian, we are certain we would have ended up with a nightmare result and massive construction defect case. Brian’s knowledge and expertise, attention to detail, and collaborative approach saved our project, and resulted in a beautiful home we can enjoy for decades. “
